THE KIAMIE REPORT- Arthur Kiamie, President This is another of a series of bulletins that I hope is of assistance to the public. Bulletin Insert As a buyer, you would be very interested in learning that an unprecedented change has been imposed upon the real estate brokerage field. Ther New JerseySate legislature has passed new legislation that permits "Brokers" to negotiate with buyers at the beginning of the agency relationship, regarding the return of a portion of the real estate commission to the buyer. Until now, the seller of a property would engage a broker, sign a listing contract which stipulate a negotiabe commission to be paid by the seller to the broker upon the closing of title.. The broker can give some of the seller-paid commission to the buyer! Brokers may now give back some commission to the buyer! According to various sources, the Realtor Association was initially opposed to the implimentation of this practice in New Jersey. Unable to prevent it's adoption, the association was successful in making a few improvements to the law. We have not yet received instructions from the State of New Jersey Real Estate Commission as to the implimentation of the law. I will have a more precise explanation of the situation, I hope shortly. We have seen some small imporvement, but not what I had predicted. Even after owning a real estate firm for 29 years, and in the industrry for 35 years, I did not expect this recession would drag on for so long. Washington needs to do something fast!
